Assessment of the impact of planning on land prices in selected locations in the district of Šumperk

The aim of this master's thesis is is to assess the impact of land-use planning at the book va-lue and market value in two locations in the district Šumperk. In each of these locations is selected land appreciated in all grades of spatial planning as an agricultural land, land designa-ted for building spatial planning and in the final stage as building land. In each step are de-termined for each land price determined on the basis of valuation regulations and the market value. The analysis results are used to evaluate the difference in the prices of particular plots and to evaluate the effect of spatial planning on prices of stated localities.

The aim of this thesis is to assess and interpret the impact of spatial planning on the prices of selected plots in Napajedla and Otrokovice. In order to achieve this goal, the appropriate sites were selected and simulated to be located both in non-construction areas and in built-up areas according to different levels of spatial planning. The plots were considered as agricultural land for construction and construction. The valuation was made using the price determined by means of a valuation decree and also the price usual by direct comparison. Prices of compared land were obtained from realized purchase contracts from the real estate cadastre and from offers from real estate servers. In conclusion, the results in both cities will be compared and the factors influencing the results will be evaluated.
Processing of territorial study as a basis for urban plan

The diploma thesis is focused on the preparation of a territorial study and the related issues of territorial planning. The chosen locality for the development of the study is the village of Myslkovice. Through the analysis, several problems were found to be solved. This is a lack of living space, a threat to the popular public space in front of the local castle and noise and dust pollution around the production areas. Each of the locations requires a different solution and all are described in detail in this thesis. In addition to the solution and description of the affected areas, the work also inc-ludes a literature search of the chosen issue and a detailed description of the area. The conclusion of the work is the recommendation of resulting strategies to improve the analyzed problems.
The role of local public administration actors in the process of creating the Metropolitan Plan

The main topic of the master's thesis is a newly emerging spatial plan of the Capital city Prague which is called the Metropolitan Plan. The aim of the thesis is to examine and evaluate the impact of the local actors on a planning process of creating the spatial plan and the extensive documentation that the process requires. The thesis also assesses the real engagement rate of the local actors with the planning process and their actual ability to affect the creation of the planning documentation. The theoretical part of this thesis is based on several concepts that are crucial for further research. The concepts discuss approaches to the spatial planning, the public administration organization and two different approaches to the spatial planning, which are regulatory TOP - DOWN and conceptual BOTTOM - UP. Furthermore, the thesis explains different types of the public administration organization, their influence on the spatial planning and the decision- making process based on the different types of organization. In addition, the study also explains the theory of participation, which is a notably important theory, especially in the spatial planning process. Repletion Municipal Plan as a Planning Tool - Documetation vs. Reality

Spatial planning is a science that draws from the natural, technical and social sciences, and also penetrates into the sphere of economic, social and environmental spheres. It also responds to changes in social conditions. The task of land use plans, as long document is to respond to past developments, contemporary trends and to support future development. Regional plans made in the 90 years later, in the environment of the new political regime had an important role to capture and promote regional development. Among the cities which have sourced a new political conditions, land use plan, and belonged to Plzen. The effectiveness of Pilsen development plan of 1995 was forecast over 15 years, until last year. In the case of efforts on the evaluation of the development plan, it is necessary to take into account the changing conditions in various companies. If we respect the impact of these changes, then evaluate the good or bad the plan is not possible. For this reason, in this work are treated to a sort of reflection on the repletion of the city plan of Pilsen.

The analysis of specifics of spatial planning in Germany and in the Czech Republic: The comparison between cities Regensburg and Hradec Králové

The diploma thesis focuses on systems of territorial and spatial planning in the Czech Republic and Germany. The aim of the thesis is to identify the similarities and differences in the systems and to show them on particular spatial plans of two cities of these countries. The theoretical part of the thesis is focused on defining of basic terms such as territorial and spatial planning and sustainable development. It outlines the concept of territorial planning in the European Union. The practical part deals with territorial and spatial planning in the Czech Republic at the example of the city Hradec Králové and in Germany at the example of the city Regensburg. Within the practical part of the thesis the comparison of systems of territorial and spatial planning of both countries and the comparison of particular spatial plans of two cities is carried. The theoretical and practical parts are logically related. The thesis brings the information about functions of spatial planning in Bavaria to the Czech environment. It reveals the key differences in these systems, in both general and specific level. The thesis may show surprisingly high number of similar signs in the systems of both countries.
Spatial planning in the flood area of the river Dědina

Spatial planning in the flood area of the river Dědina Abstract The delimitation of new development areas in flood area of river is one of the steps leading to the increase of flood risk. The aim of this master thesis is to find out whether and for what reasons is the delimitation of new development areas happening in territories which are at risk of flooding. At the same time, the thesis also focuses on the role of the mayor, especially his competencies related to the management of flood risks, arising from his function. Theoretical part is based on discussion about the development of cooperation between society and natural environment and also concept of Flood Risk Management, especially in relation of the flood risk with the process of urban planning and also with the organization of public administration. The analysis of spatial plans of the 5 municipalities, or more precisely 14 local districts, located on the Dědina river in Hradec Králové region uses the borders of floodplain defined by T. G. Masaryk Water Reasearch Institute and spatial plans of analysed municipalities. The results correspond to created graphical outputs and following research of textual parts of the spatial plans. Economic and social connections of suburbanization in municipality Lety

The aim of this thesis is to create optimal strategy of developement of municipality Lety which is located in suburban area of Prague given suburbanization processes. This paper is focused on economic, social and environmental consequences. The theoretical part is focused on main parameters of suburbanization, its developement in the world and in the Czech Republic, further on types of suburbanization, measurement, causes and consequences. The practical part is focused on a municipality Lety which must face suburbanization processes since 90s. This situation is compared with neighboring municipalities Řevnice, Dobřichovice and Černošice. Based on the findings is created optimal plan of future develepoment municipality Lety which is consistent with its strategical and spatial plan. The methods that has been used on this topic were literature review, data analysis, comparison and observation. To process the data, official statistics were also used.
